Pathway Homes of Dayton House Rules, Guest Policy & Substance-Free Community Standards Effective Date: Upon Residency

Pathway Homes of Dayton provides shared independent living designed to promote stability, accountability, and respectful community living. These rules exist to protect the safety, comfort, and dignity of every resident. Compliance is a condition of residency.

House Rules & Community Living Standards
1. Rent & Financial Responsibility
• Rent is due on the 1st of each month.
• A 5-day grace period is provided.
• Rent not received by the 6th day may result in:
• Late fees as outlined in the lease
• Written notice
• Further action up to termination of residency if unresolved
• Rent is paid monthly.
• Partial payments are not accepted unless approved in writing in advance.
2. Shared Living Expectations Pathway Homes is a shared household, not a private apartment.

Residents are expected to:

• Treat others with respect and courtesy
• Be mindful of shared space usage
• Communicate calmly and respectfully
• Avoid behaviors that disrupt household harmony
3. Bathroom Use (Shared Courtesy Standards)

• Bathrooms are shared and must be used considerately.
• During peak hours (morning and evening), continuous use should generally not exceed 45–60 minutes.
• Residents should accommodate others who need urgent access.
• Medical or accessibility needs will be reasonably accommodated when communicated to management.
4. Kitchen Use (Shared Courtesy Standards)

• Kitchen use is first-come, first-served.
• Continuous use should generally not exceed 60–90 minutes when others are waiting.
• Residents must:
• Clean dishes, counters, and appliances immediately after use
• Store food in assigned areas
• Label personal food items
• No resident may monopolize the kitchen or interfere with others’ access.
5. Guest Policy & Visitation Rules

Guest Allowance

• Each resident may have no more than one (1) guest per day.
• At no time may there be more than three (3) total guests in the home.
• Guest visits are daytime only, between 10:00 AM and 8:00 PM.
• Guests must be approved and registered with management prior to arrival.
• Guest visits are first-come, first-approved if household capacity is reached. Resident Responsibility

• Residents must remain present with their guest at all times.
• Residents are fully responsible for:
• Guest behavior
• Any damage caused
• Ensuring guests follow all house rules

Guest Restrictions

Guests may not:

• Stay overnight or sleep in the home
• Sleep on couches or in common areas
• Receive mail or use the address as a
residence
• Store personal belongings in the home
• Be present during quiet hours
• Interfere with others’ use of shared spaces
Management reserves the right to deny, limit, or revoke guest privileges at any time.
6. Cleanliness & Household Responsibilities

• Residents are responsible for keeping:
• Their personal bedroom clean and sanitary
• Shared areas clean after each use
• A rotating light-duty chore schedule may be


implemented for:
• Trash removal
• Shared surface cleaning
• General household upkeep
• Health or mobility limitations will be reasonably accommodated.
7. Quiet Hours & Conduct

• Quiet hours are observed 10:00 PM – 7:00 AM.
• Loud music, television, phone conversations, or disruptive behavior are not permitted during quiet hours.
• Harassment, threats, intimidation, or verbal abuse of any kind will not be tolerated.

8. Safety, Security & Property Care

• No illegal activity, weapons, or violent behavior.
• No tampering with locks, smoke detectors, or security devices.
• Residents must promptly report:
• Maintenance concerns
• Safety hazards
• Property damage
• Alterations to the property are not permitted without written approval.
10. Conflict Resolution

• Residents are encouraged to resolve minor concerns respectfully when appropriate.
• If unresolved, management should be contacted.
• Ongoing conflict, disruptive behavior, or refusal to comply with house standards may result in intervention.
9. Alcohol-Free & Drug-Free Community Standard

Pathway Homes operates as an alcohol-free and drug-free community.

Prohibited on the Property

• Alcohol (open or closed containers)
• Illegal drugs
• Drug paraphernalia
• Controlled substances not prescribed to the resident
• Being under the influence of alcohol or illegal substances

This policy applies to:
• Bedrooms
• Shared spaces
• Outdoor areas
• Vehicles on the property
• Guests and visitors

Off-Premises Use:
• Residents who choose to drink alcohol or smoke legally must do so off the premises.
• Residents must return to the home sober, respectful, and non-disruptive.

Prescription Medication
• Must be legally prescribed to the resident
• Used only as directed
• Stored responsibly
• Misuse or sharing is prohibited
11. Violations & Enforcement

Failure to comply with these rules may result in:
• Verbal warning
• Written notice
• Probationary period
• Loss of privileges (including guest
privileges)
• Termination of residency for repeated or serious violations

Management reserves the right to act promptly to protect household safety and stability.
12. Resident Acknowledgment

By residing at Pathway Homes of Dayton, residents acknowledge that they have read, understand, and agree to comply with these House Rules, Guest Policies, and Substance-Free Community Standards as a condition of residency.
